Set up a time to talk with me to discuss the neighborhoods, your ideal home, and amenities. We look at what’s most
important to you.
I can activate email notices for Compass Private Exclusives which are only seen through Compass.com, and Coming Soon homes before they hit the market.
You will need pre-approval for a loan (unless you will be paying the full price of your home in cash). I can connect you with excellent lenders.
Based on your income and credit history, the lender will determine how much they will lend you and the interest rate. This will help determine the price range for your search.
Once you have your proof of funds and your preapproval letter, you are in a position to make an offer when you see a home you want to buy. You can see property photos online, however to truly get the feel of the property, you will want to see it in person.
When you see a property you like, you can put in an offer. The offer is packaged with your preapproval letter and proof of funds. Seller can accept, counter, or not accept your offer. I provide advice throughout negotiations.
I work with you as you decide which home inspections you will do. Home inspection reports help you understand the property condition.
During escrow I will meet with the appraiser. The appraiser provides the lender with a written appraisal stating the value of the property.
We schedule a final walkthrough of the property before closing escrow. This is a time to see that the property is in the same condition it was at the time the offer was accepted.
Once all the conditions of the offer contract have been satisfied, the buyer works with Escrow to sign the closing documents. Escrow distributes the funds.
Assessment of the property’s market value, for the purpose of obtaining a mortgage and performed by a licensed appraiser.
Value placed upon property for property tax purposes by the tax collector.
Expenses incidental to a sale, such as fees for the loan, appraisal, Escrow and Title.
Certain criteria that have to be met in order to finalize the sale.
The percentage of an individual's monthly gross income that goes to payments for rent, mortgage, credit cards or other debt.
A good faith deposit the buyer makes with an offer to show that they are serious about buying the property.
The buyer reviews the house just before closing to make sure everything is in the same condition it was in at the time their offer was accepted.
An inspector conducts a review of the property to find visible issues that may need to be repaired. Buyers typically make their offers contingent on an inspection, but sellers can conduct a pre-offer inspection to appeal to buyers. The buyer may choose to do additional inspections like a roof inspection or a sewer scope.
A lien search is done by the Title company. They look for outstanding debts or claims upon the property.
Approval from a bank or other lending institution for a home mortgage, done in advance of the buyer making an offer.
Lender provides an estimate of what level of loan you will likely be pre-approved for.
Insurance to protect the buyer and lender against losses arising from disputes over the ownership of a property.
A fee paid through Escrow, to the local government to officially report a sale of a home; usually paid by the buyer.
